It would be interesting to see that map with all the greenbelt removed - to understand the impact of other national designations in those GB areas.

For some LAs their rents are below the average of local housing associations ( ie £85 vs £125 per week) so CPI + 1 (which is probably what many people have baked into business plans) won’t do anything to address this imbalance. Long term certainty is good but one size does not fit all.

We need a different way to allocate small sites on an ongoing and regular basis.
