now just for fun: is "unforced error" a technical legal term or are Campaign for Accountability just using a baseball metaphor? Its an accurate description of the Signal chat either way.

a private citizen might not declare that on their taxes at all. ive done similar after moving as a renter, paying an extra month of electric and being paid back by a landlord, or vice versa. no jury would see that as "rent."

This was new info to me, that the alleged "rent" paid to James was repayment for utilities. source in next post.
If true then the claim of "rent" is beyond the pale. It sounds like the utilities accounts were briefly in James' name after the sale, so she paid them and her grand-neice paid her back
