We released a little paper not too long ago that found basically this. Developers in Hawaii hold back housing to maximize profits.

That’s not even like an insult to the developers either folks. Their job, like every financialized industry, is to maximize returns. They’re just doing their job well.
Homebuilding giant Lennar has a large stockpile of houses it can’t sell at current asking prices.

Instead of lowering home prices for the public, the company has launched an e-marketplace catering to wealthy investors and corporate landlords.

”look the problem with our housing market is that developers don’t make enough money” is not a solution to our affordable housing problems.

We do need infrastructure, but we should be building it to build housing for local families. full stop.

We’re releasing a paper today looking at Hawaii’s housing shortage.

It’s bad and it’s getting worse. Our shortage increased by 15k units in the last 5 years.

The usual culprit is zoning. Which you know we get. Single family zoning is meh.

But is it the reason we have a shortage of housing?
A market driven housing shortage?

When housing in Hawaii is talked about it's usually presented in simple terms. We have high prices because we don't build enough housing.

This is a good thread and a great concluding quote. YIMBYism in particular is just tinkering on the margins of the problem. Auckland, the poster child for YIMBYism has over a decade seen only a 0.1% decline in the cost of home ownership and a 1.5% decline in rent. We wrote about it here:

We’re so tied to protecting a broken development system that we celebrate when an “affordable” housing development costs $400-$1000 MORE per month than the unaffordable going market rate. You can easily find a one bedroom on FB or Zillow for less. Inane #🌺news

Good morning Hawaii, here’s the real reason we don’t have local ag at any scale. All that land is held back speculatively for real estate development. Build LIMBY, end this bollux, and read this thread.
I'm a logistics consultant for farms & food facilities. And I'm telling you making food is VERY profitable! Already!

So what's the real problem?

People who have the land & capital to make food would rather be real estate developers.

That's it. That's the whole problem.

This is a good writeup. At LIMBY we're all for deeded restrictions and affordability in perpetuity. That said this bill fails the "does what it says on the tin" test. It has glaring loopholes we pointed out in testimony. A thread 1/

If we want to crack the nut that is affordable housing we need to do less subsidizing of $1,000 per square-foot studios (ala "The Flats" in Ala Moana) and do more stuff like this 👇.
