and that high inflation would likely INCREASE the rates on the 10 year, even if the fed funds rate were zero. The Fed could take the rate to zero and if inflation was a problem, mortgage rates would be HIGHER than they are now.

I realize yield curves are the last thing most people think about, but can you explain to folks that the fed funds rate only controls the shortest spot on the curve and that the market sets rates on the longer end of the curve? 10 year treasuries (basis for mortgage rates) has gone up since 8/2024.

The structural racism in the credit score system is a huge problem. There is a company called Esusu gives renters the ability to have their rent payments contribute to their credit score. Doesn't solve the problem, but their working to reduce the harm. esusurent.com
