A four-star Letterboxd review of THE MASTERMIND: The fact that only like twelve minutes are spent unpacking John Magaro and Gaby Hoffman’s whole shit in this is incredible. It’s like if Llewyn Davis from Inside Llewyn Davis tried to do an Oceans—namely, it would be a very soft-palette, fabulously lensed look at a doofus with absolutely no foresight, and everyone would be a little bit miserable due to the late 20th century driving the entirety of society insane.

If you told me this was focus-grouped based on how it would play at noon in Alice Tully, I’d believe you 100%
A three-star review of LATE FAME: At one point Willem asks the guy at his convenience store what the kids are smoking these days and gets handed a pack of American Spirit yellows and reader when I tell you I was horrified to be called out in such a manner. I love these little portraits of egotists, the horrible art dorks you’ve seen on St. Mark’s or their enablers or the guys who used to be them and “grew up” but are still precious and antagonistic fools. It’s so specific at times, in its entire construction, that I wonder how it plays to any other audience (read: not the freaks and sickos at Alice Tully on a Sunday at noon). It’s a movie for my artist uncle who moved to the Bowery in 1975 and stayed for the next fifty years, but it’s also about him?

THE CITY At issue are buildings built before 1974 where at least 75% of the units are regulated. A conservative estimate puts the number of units in such buildings at 400,000, out of approximately 1 million rent-regulated apartments. The problem is most acute for 200,000 units where the average monthly rent is below $1,200 or too low to cover the costs, according to an analysis by the Furman Center released this spring. In addition, an estimated 300,000 government subsidized, affordable units are in a similar predicament because regulatory agreements similarly cap rent increases. Furman studied those types of buildings in The Bronx and found that their costs exceeded their rents every year since 2020 and that last year, the annual average shortfall reached $1,444 per unit — more than the average monthly rent.
