I get it's zoning but like you have a 240ft block with 24 ft houses you could fit 8 with current 3 ft set backs (6ft between buildings) on each lot but 10 if there was no side set backs.

I may be way off but I worry it's the affordable by design idea that because it's smaller it's cheaper to appease people who want affordable housing. I think more 3 or 4 bedrooms would be better because it would allow more roommates which is significantly more affordable than getting a studio.
