The project will likely be an AC Hotel as per naming on the document and the 'AC Cafe' inclusion.

This is the 2nd phase of a drawn out development featuring 330 multifamily units recently constructed in phase one.

The totel GSF is 495,132 SF with the developer being McKibbon.

The project ultimately includes the same design plans, aiming to add 526 units, 161 parking spaces, 530 bicycle spots, and 6,638 SF of commercial space. Elevations changed.

The project will ultimately face the board again on January 15th at 2:00PM, with aims of approval.

Likewise, while the number has changed since last month, there has been 23 Live Local projects submitted in Miami. The projects range from 8 Floors to 45 Floors.

They will also will add 8,723 units & 9,669 parking spaces.
It should be noted FAA regulations will restrict heights.

Block E3 is the last and tallest block with 376 units and 29,000 SF of retail.

The site is already cleared as per a 2023 demo permit.

A utility permit, construction permit, & site/foundation permit has been filed.

Suffolk construction says construction for all 3 parcels will begin this summer.

Block E2 will include 108,000 SF of office space and 40,000 SF of retail space. The existing warehouse on site will be renovated for retail slots and partially demolished for a new office lowrise.

A utility permit, site/foundation work permit, and a demo permit has been filed.

The first parcel, E1, will include 140 units and 18,000 SF of office space.

Developers have filed a construction permit, a utility permit, and a site/foundation permit.

The site is already cleared as per a demolition permit issued in 2020 which demolished a 2-story building.

The new elevations feature a 175-foot tower with a new color pallet: gray, white, and red.

Both towers will still rise 15 floors. Parking for retail/residential units will use the park & ride parking garage.

At least 40% of the units will be affordable due to the use of Live Local, but likely more will be affordable.

The 2 tallest buildings are along the Miami River at 21 floors (246 FT) and the smallest proposed is along NW 7th St at 14 floors (145 FT)

Units will range from studios, 1 bedrooms, 2 bedrooms, and 3 bedrooms. Multiple waivers are proposed including a 10% reduction in guest parking, commercial parking, and residential parking due to transit proximity.

A grocery store is planned.

524 units will be affordable for 30 years while the remaining 776 will be market-rate.

Developers are proposing 4 waivers including a 30% parking reduction for commercial and residential space.

This is due to transit proximity.

Both towers will rise 36 floors or 395 FT to top.
