🧵111 N Meridian Ave - Tampa

Preliminary elevations and site plan data have been released for a new hotel in Channelside, Tampa.

The project will feature 304 hotel keys, 35 parking spots, 13,000 SF of retail, & a 4,800 SF AC Cafe.

Likewise, it'll rise 13 floors or 164 FT.

The project ultimately includes the same design plans, aiming to add 526 units, 161 parking spaces, 530 bicycle spots, and 6,638 SF of commercial space. Elevations changed.

The project will ultimately face the board again on January 15th at 2:00PM, with aims of approval.

After the previous denial of First and Fifth, the project is now back to the UDRB with a "unified" parking podium, dismantling the previous arch-like design that drew inspiration from the Salvation Army Citadel's arches.

Block E3 is the last and tallest block with 376 units and 29,000 SF of retail.

The site is already cleared as per a 2023 demo permit.

A utility permit, construction permit, & site/foundation permit has been filed.

Suffolk construction says construction for all 3 parcels will begin this summer.

Block E2 will include 108,000 SF of office space and 40,000 SF of retail space. The existing warehouse on site will be renovated for retail slots and partially demolished for a new office lowrise.

A utility permit, site/foundation work permit, and a demo permit has been filed.

The first parcel, E1, will include 140 units and 18,000 SF of office space.

Developers have filed a construction permit, a utility permit, and a site/foundation permit.

The site is already cleared as per a demolition permit issued in 2020 which demolished a 2-story building.

🧵Gas Worx - Tampa

Permitting is progressing on Gasworx's phase one that includes a total of 1,223 units, 108,000 SF of office space, and 99,000 SF of retail space.

Two parcels already broke ground: La Union and W2. New permitting handles three new parcels: E1, E2, & E3.

The new elevations feature a 175-foot tower with a new color pallet: gray, white, and red.

Both towers will still rise 15 floors. Parking for retail/residential units will use the park & ride parking garage.

🧵Earlington Metro-Miami

Earlington Metro, a proposed dual-tower workforce housing project in Brownsville, has filed updated plans.

Plans call for reduced retail from 33,827 SF to 29,009 SF. Likewise, 41 parking spaces will be added.

All 856 units are still workforce (rents up to 120% AMI)

Slow news day so I thought to share some conceptual, **unofficial** plans for the Miami Herald site by Gómez Platero Arquitectura.

Conceptual plans reveal 4 striking towers along the water, rising 55 floors or 643 FT. The plans would include 689 units and 300 hotel rooms.

At least 40% of the units will be affordable due to the use of Live Local, but likely more will be affordable.

The 2 tallest buildings are along the Miami River at 21 floors (246 FT) and the smallest proposed is along NW 7th St at 14 floors (145 FT)

The Related Urban Group is expanding plans for affordable/mixed-income housing at River Parc.

Preliminary plans reveal an additional 1,038 units, 1,500 parking spaces, and 22,527 SF of commercial space among 3 new towers.

Green Spine Phase 3c/3b - Tampa

Tampa's Green Spine is continuing construction with a 2-lane bike lane commencing along Nuccio Parkway in Ybor and N 15 St in V.M. Ybor.

The project will include 3-foot concrete buffers & cost around $1.8M.

Completion: Sep, 2025.

Phase 1, 2a, & 3a are finished.

A 12-story building has been revealed on the site of the abandoned INS building near Little River.

Plans call for a 12 floor, 167 FT highrise with 335 units, 35,044 SF of commercial, and 489 parking spaces.

This is due to transit proximity.

Ultimate Equity, LLC is proposing plans for a dual-tower project in the heart of Wynwood.

Developers are utilizing the Live Local Act and its benefits to include 1,300 units, 1.099 parking spots, and 21,601 SF of commercial space.

The tower will rise 400 FT to the elevator, making it the tallest tower in Midtown if built.

The developers are requesting 3 waivers & a possible 30% parking reduction which drops the required 815 parking spaces to 570.

Affordability will remain for 30 years.

Cymbal Development is proposing a new 35 floor mixed-use tower in Miami using the Live Local Act.
