purchases of previously occupied dwellings is a concerning number even for 2022, but its much lower. You can see the drop off in apartment builds from 2022 to 2024, but there is a big increase in newbuild social houses from 2022 to 2024. The dependence on acquisition should concern people
July 22, 2025 at 9:25 AM
Where are these homes coming from - unfortunately only a very tiny number of council lets are new builds for 2024. And a disturbing number are being purchased from the private market - in other words, they are not new builds
July 22, 2025 at 9:21 AM
but transfer list tends to skew towards social units - about 4 council homes to every 1 voluntary placing. Still a small amount of social leasing for transfers. Social leasing is controversial but may make sense for certain groups, eg elderly who don't need more than a 25 year lease
July 22, 2025 at 9:15 AM
I presume "voluntary units" are AHB homes. They make up nearly half the social housing totals each year. Social leasing has dropped to a small percentage, though still present

More detail of lettings from 2024 by band and priority here
In short, you are unlikely to get housed unless you are a medical/welfare priority, homeless, surrendering an existing larger council property, or transferring from HAP
July 22, 2025 at 9:06 AM
2023 listed the full year for 2022 rather than 6 months to date
You can see particularly strong lettings to homeless for 2022 over 2024, where there was stronger numbers housed for welfare/medical and HAP than homeless. This indicates that applicants cannot just "skip the queue" by becoming homeless
July 22, 2025 at 9:04 AM
Who is being housed? The main groups getting housed off the main list are homeless applicants, medical priorities (disability?), welfare concern cases & travellers (although the latter are a tiny number). For transfers its a mix of HAP, medical/welfare & those surrendering a larger property

looking more closely, area L and M are having some success at housing childless couples, either these are no longer eligible or have been housed.
The numbers have dropped from 45 and 35 respectively, to 35 and 27.
Its a tiny drop in the ocean, though, as number of such couples applying increases
July 22, 2025 at 8:53 AM
Table 5(b) is where you get to see in granualar detail what the waiting list looks like with the 12 month period by area. Suffice to say, there's a significant difference by area
Family applicants for areas L, M and N are more likely to get housed than in other areas.
July 22, 2025 at 8:44 AM
anyway, there are different bands within each list & certain applicants are prioritised. Currently its travellers, medical issues, welfare issues, and homeless. Older persons (defined as over 55) are groups in each of the 3 non traveller categories.
July 21, 2025 at 7:21 PM
The only conceivable advantage of using the transfer list for HAP is that it prevents people being housed ahead of more urgent cases who already have a "home." This complicates the list.
But the list in general does a poor job of conveying levels of urgency for different applicants.

I was thinking more of this, where the red brick is interesting enough & fits in with surrounding sizes & facades so in the 90s you could pleasantly sit in your tiny balcony & watch the handbag snatchers & car thieves ply their trades
April 28, 2025 at 10:08 AM
...its main problem is the gaping undeveloped hole in the middle of it, while the apartments (which are there since the 90s if I remember right) are not out of line with the 1930s further up.
April 28, 2025 at 10:06 AM
i mean this isn't bad - more or less contiguous blend with older red brick 2-4 stories with up to 5 stories. Nothing exciting but equally nothing wrong with it. As for Bride St....

That's not the one I was thinking of (and that won several awards, though I think its probably an acquired taste - but if I'm not wrong that was a redevelopment of an existing building). As for the old Jurys - have a look - it was clearly designed to fit in with the buildings around it
