It's also just incoherent? The author says focusing more on romance than adventure (this is based on a single marketing image btw), D&D will lose its appeal to teens because teens hate sex now. But the entire premise of the piece is that there's more young people playing D&D.

Possibly one of the biggest differences is just how much it functions as a third space, somewhere literally everyone goes to hang out.

So many school kids doing homework in various places and some you don’t even have to pay for.

As one of those businesses, yes, it has been insane how much the rent has increased for a damp arch where it rains in one corner, while watching our neighbouring businesses close and their arches are now empty.
