This just further proves my "Bruce is cooked" theory. If you plot out the split of that 11% into all the whole number outcomes it looks like this. Green box most likely outcomes (incumbent wins slight edge on undecided). Bruce only wins if he secures at least 8 of the remaining 11 voters

I like attractive architecture. I like people having homes way, way more. It's a living city, not a museum to your favorite decade. (Oh, and btw, it is usually onerous zoning from NIMBYs and interest groups that forces housing to look like that)
