I recently volunteered at a local elementary school helping kids find the perfect coat to keep them warm this winter.

There are days that stand out more than most, and this was one of them.

What a gift it is to love and care for another person.

IMO this has also happened or is happening in:

- NYC brownstones
- Vancouver’s west side (avg household size is about 2.1 per private household)
- San Francisco’s low-rise neighborhoods (from 6-8 to 1.5 per HH)
- Central London (I'll brace for impact as a sea of "no duh's" come hurling at me)
one of my "counterintuitive facts that explains everything" facts is that without new construction cities get less dense as they gentrify, bc wealthier households have fewer kids and fewer people per bedroom
Almost everywhere in the City of Toronto has fewer people that it did 50 years ago

This also results in:

- Higher prices as wealthier residents drive up demand while population density drops
- Loss of local retail due to fewer
nearby customers which ALSO leads to higher prices/service deserts
- Public education gets kneecapped because affluent households withdraw support
