Behind every eviction case is a person trying to stay in their home, often without the tools or support to fight back.

Landlords almost always show up to court with lawyers, armed with resources, legal knowledge, & the advantage of being repeat players. Most tenants stand alone.

Rental assistance works, and the data proves it.

In Colorado, voucher programs (federal rental assistance) help more than 84,000 people stay housed every year, including over 35,000 children, according to the Center on Budget and Policy Priorities.

So far in 2025, the Denver zip codes with the most eviction filings were those with large Black & Latine renter populations. If we want a city where everyone has an equal opportunity to thrive, we have to confront how eviction reinforces inequality & fight to protect those most at risk.

This reflects a broader pattern. In 2020, Eviction Lab (evictionlab.org/demographics...) found that
📈 Black renters made up 10% of Denver’s renters but nearly 25% of eviction defendants.
📈 Latine renters, 30% of the renter population, were overrepresented in filings and judgments.

The two ZIP codes with the most eviction filings, 80249 & 80204, also have some of the highest percentages of Black & Latine residents in the city.

According to data for Denver County Court, in the first half of 2025, more than 1,800 evictions were filed in just five Denver zip codes.

The neighborhoods represented here are home to some of Denver’s most racially & ethnically diverse communities.

According to data from Denver County Court, in the first half of 2025 alone, 7,957 evictions were filed in Denver, each one representing a household on the brink of losing their home in an increasingly unaffordable city. (1/5)

Post-pandemic, eviction filings in Denver are far from “back to normal” – they’re worse.

Evictions are continuing to skyrocket, & without meaningful interventions, Denver is likely to see another year of record-breaking evictions in 2025.
