Connecticut is going to spend $1 billion on a moveable bridge to serve *one* boat that goes up and down the river.

That was also a period when the condo market was relatively large compared to rentals.

The super loose financial conditions, and high demand expectations, led to a ton of housing ownership demand, which pushed up the size of units developers were able to build even under existing code

Incidentally, here are MF starts in the US. 1300 ft/unit on average in the housing boom days, higher than a typical German unit.

Then the post-GFC crunch kicks in, high studio demand, and units get smaller. Now a small increase again.

Take this building. Yes, it’s a scissor stair, but you can expand that out to the full double staircase and that’s not really going to change the picture.

Units here can be divided out into 1 brs or 3 brs.

The IM Pei designed silver tower floor plans look like this for instance. More 2-3 beds than one bed. Two back to back stairs, you could save a little bit of floor space there, but can’t take back any more hallway space.

Double stars even allow for inner courtyards! I grew up here in Minnesota. Spent a bunch of time playing with other kids in the centers of these units.
