Here's the first issue. You often inspect brand new houses less carefully than new ones.
Case in point is our cheapest of the cheapest kitchen extractor hood (afzuigkap). This thing works (and sounds) perfectly fine for the first minute before it starts rattling and making loud/unusual sounds.
