now the goal is that higher house prices lead to more building but that is only going to happen if your municipality has a plan to enable more building in the places people want to live.

Totally true. But giving them more loan capability still doesn't make them able to compete with me, the 46 year old who is on his third house. It just drives up the price of all of the houses and that competition also drives up my house price giving me more equity to buy my next house.

The housing economy needs people who start out with a good middle class job to be able to jump into a 150k house or condo at age 23. It's dependent on that progressive equity build that happens from there. We're solving the WRONG problem. We're trying to let 30 year olds buy a 500k first home!

Yep! It's the same problems as an ARM. You're just paying the interest and hoping for growth during your ownership window. Making a 50 year fixed means they have to make the interest high, so it's like an ARM with immediately shitty interest rather than shitty interest in 10 years.

The real problem that the market needs to grapple with is that IF this happens, and IF it opens home buying up to more people, it WILL push house prices up. So unless you have a plan to build more houses where people want to live, this just changes the price not the quantity.

They are the term life insurance of mortgages. You get a bad loan that never builds equity, and a bad interest rate that makes it like the worst loan agreement ever, and you'll pay more to the bank and more to the agents as a result. It's just a bad deal. But maybe some people take it anyways.

That doesn't mean 50 year mortgages are good. They are dumb but for a different reason. The reason is that you're not building any real equity of any kind except property value growth which is a real Bad Idea (tm) to build a housing market around.

So a cool anecdote, when they wired my house they specifically put a coax up to the attic for me to be able to put in an antenna without me even asking for it. They said it was part of their standard LV wiring package.

I don't do recruiting and I was only able to watch half of one preseason game. So I'm way behind. But I can't name a single player on UK so I have no idea what they are trying to do or how we are going to defend it. I do know McNeely, Pryor, Rooths and Hadley. And that's it so far.

I'm generally a "drive it into the ground" kind of driver but my kids have been hard on the interior of this thing. And as they get past that age of destroying things I'll want one more nice minivan before we finish this part of our lives.
