Land value goes up because more density means more lower-income people can band together and outbid that richer asshole who can afford a detached house. If you add taxes on only the former option, you are hurting the poor and helping the rich. FOR WHOM ARE YOU KEEPING LAND VALUE LOWER FOR???

If you’re a planner or city councillor and are waffling on allowing more multiplexes and townhomes in low density zones because of Condonite land value handwringing, call me. I’m hoping to buy a modest, quiet forever home of 1000-1200 sq ft. If I want quiet, I need to be able to buy a 2000+ sq ft detached house, which is like $2M+.

Yes, I won’t deny that art departments are increasingly under pressure to incorporate more AI tools. AI QA tools have been expanding for a decade before LLMs as well. What I mean is the thing being shown, a “game” made just from LLM prompts, won’t be feasible anytime in the near future

This isn’t a matter of just cleaning up fingers. Games are interactive and players expect consistent, learnable patterns and affordances. Cleaning up the visual silliness is like, 2% of the problem.
A “mid” FPS AI-generated is nowhere near doable. People can only make it look like a game.
