I wonder what the PH Team’s primary concern is. It certainly isn’t $$$
If structured right, a deal to buy/save Nectar’s (and face lift) would be nearly net zero outlay, after tax breaks. The “hard” part is staffing & ongoing labor but they can outsource this to local, very capable hands in BVT

It's always a bummer to see a place with this kind of history just be allowed to fade away. I'll always love Galactic for their music but I also think it is INCREDIBLY rad that they invested in their own community and history in buying/saving Tipitina's.
