MLUPA 2/5: How it works:

Plan for 20 Years of Growth: Cities must use data to project population and plan to accommodate it.

Zone for Needed Homes "By-Right": Update zoning so the required homes get permits automatically if they meet the rules—no endless public hearings. Fewer delays=lower costs.

MLUPA 1/5: The Big Idea is a shift from reaction to PROaction. MT's fastest-growing cities now need a clear, predictable game plan for growth. Set the rules upfront so compliant projects can be built quickly. Predictability = the long-term engine for housing affordability.

We ran it back!
Led by @shelterwf.bsky.social, a second wave of pro-housing bills just passed in Montana:
- Legalized apartments up to 60 ft. in commercial zones
- Enacted major statewide parking reform
- Legalized single-stair up to 6 stories
- Capped impact fees increases.

It's another Montana Miracle!

Am I the only one noting that after demonizing China for years, Trump seems to be letting them off lightly, while going full tilt against Canada? Is it Musk's business interests? Have Chinese players been buying Trumpcoin?

Weak stuff from Councilor Sweeney last night, who apparently doesn't want a lifelong local voice with a different perspective on housing issues to be on the Community Development Board. We all call ourselves Democrats, but the generational divide here is stark.

Happy Thanksgiving! I'm thankful that Whitefish proper is far from "built out" as some might try to have you believe. Let's make a plan to build denser and up rather than sprawl outward onto our prime 🦃 grazing fields. flatheadbeacon.com/2024/11/28/d...
Don’t Let Whitefish Sprawl - Flathead Beacon
On Nov. 21, 2024, the Whitefish Community Development Board reviewed the draft demographics section for Whitefish’s ongoing Growth Policy update – Vision Whitefish 2045. Part of this draft provides an...

Tired of daily fundraising emails after the longest election period in the world ends? I sure as hell am. We need to get money out of politics. That money is so much better used for other things than for dictating political party agendas and supporting a party's preferred candidates.
The other exploding area of dark money in politics is the crypto lobby.

They have dumped insane sums in elections in both parties (Dem primaries + GOP general elections).

It’s pretty bad
It's called cryptocurrency, but new FDIC data shows that most Americans don't use it as currency—they mainly hold on to it for price gains, not for transfers or purchases.

Two Trump policy dreams that have the complete opposite effect and cost us more money. Not a lot of good stuff in here, unsurprisingly. www.npr.org/2024/11/22/n...

I'm in Bentonville today for the Urban Land Institute Northwest Arkansas Place Summit. I'll be sitting down to talk Montana state-level zoning reforms with Senator Forrest Mandeville from 12:30 - 1:30 PM this afternoon. Looking forward to sharing these bipartisan wins with folks in Arkansas!

The Corner Store Comeback
Small-scale neighborhood retail is staging a post-Covid revival in many cities, thanks to a mix of zoning reforms, shopping trends and local incentives.

If Mitch McConnell blocked a Supreme Court nomination for 6 months, then we sure as hell can expand the court. Time to do it.

The aging of Montana is a big story with serious ramifications that not many people talk about. This is a direct consequence of high housing costs and little economic opportunity for younger people. As a home health PT, it's a boon for me, but for most others, it isn't.
November 15, 2024 at 2:04 PM
One of the biggest challenges that we face when trying to advance housing policy to meet the needs of 2024 is that many of the people holding elected office first came to Montana (or came of age) when there were 40-50k (30-40%) fewer people in their county.

No post-mortems. No hang-wringing. Zero introspection. America didn't reject us: it was rigged!

Why shouldn't Dems do the same?

Obviously, I'm saying this as a joke, but in some ways it's points to how cramped the post-mortem convo is and also how much it is almost certainly missing.

Unfortunately, no thanks here as my Rep, Ryan Zinke, voted for this. As a non-profit founder and board president, this is scary stuff. Don't agree with how the current administration sees things? Now you're a terrorist and can get locked up.
Was there today for the H.R. 9495 vote (bill that would have allowed labeling nonprofits as terrorist supporting organizations).

Voted no, of course - but I do want to report that the activism DID work and persuaded members.

I thought it’d be a lonely NO vote, which we take often. It wasn’t.

2 people to lead the Dept. of Government Efficiency? Look, it doesn't take a genius to know that every organization thrives when it has 2 leaders. Go ahead, name a country that doesn't have 2 presidents. A boat that sets sail without 2 captains. Where would Catholicism be without the popes?
