These Rules Aren't New
Most of these protections come from Reg X, under the Real Estate Settlement Procedures Act (RESPA), from 1975!

They exist so servicers treat you fairly. They know these rules, but mistakes still happen all the time. Make sure that they know that you know.

Keep the (Mortgage) Receipts—Literally

Always keep copies of:
- Letters from your servicer
- Proof of mailed requests
- Applications for hardship help

Good records help resolve disputes and protect your rights if things go sideways.

If you’ve requested loss mitigation, your servicer must:
1. Keep you updated on the process
2. Provide notices of missing documents
3. Review your complete application within 30 days

* W/in 5 business days, they must acknowledge you

Did your mortgage servicer change? You’re Protected.

Federal rules say your mortgage servicer can’t report your payment as late for 60 days after a transfer, even if it IS late.

Why? Because mistakes happen during hand-offs. The law protects you from getting unfairly dinged.

If Your Mortgage Was Transferred:

You will receive:

- A “goodbye” letter from the old servicer
- A “hello” letter from the new 1

It's required by law. Also w/in 60 days of a transfer, they can’t report you late to the credit agencies, so relax. The law's on your side.
