In a well functioning market, housing prices & rents should rise at the rate of overall inflation & proportional to income growth. (This is a very boring policy prescription & terrible campaign slogan but good for most Americans.)

Thinking about the trio of goals—safety, affordability, and abundance—applied to housing…much of today’s affordable housing is old, poor quality, and unsafe. To get an abundance of safe homes, we’ll need to redevelop & replace older stock. Which won’t be cheap & creates political friction.

2025 was a banner year for states passing pro-housing policies. 2026 should be a banner year for implementing those policies effectively and evaluating their outcomes.

Big limitation of the academic economics field: pressure to publish in top journals deters scholars from even asking important questions that don’t lend themselves to clever ID strategies. I get this for topics w lots of existing papers where correlation is well established so causality is priority.

Zoning is *not* the only tool available to local govts to address noise, traffic, and other annoying behaviors. Economists prefer taxing stuff people don’t like—make annoying behavior more expensive & collect revenue to mitigate impacts.
Zoning for pickleball… I guess we need to focus on the issues of our times, but this is indicative of a complain-oriented way of planning

So many complicated housing problems tangled up here. Having many billionaires in a city puts insane pressure on prices. It's frustrating that adding homes (esp apts) requires tons of community engagement. But creating new processes won't stop luxury compounds.

Love to see a city actually embracing tall buildings downtown. Way to go, New Haven!
To tackle our housing shortage, Downtown for All:
✅Increases the maximum Floor Area Ratio (FAR) to 12 in the Inner Core (in red) and to 6 in the Outer Core (in yellow).
✅Allows one apartment per 400 sq. ft. of building area (up from 1 unit/600 sq. ft).

Fantastic piece in today's NYT. Autonomous vehicles are so much safer than human drivers, "There’s a public health imperative to quickly expand the adoption of AVs." I hope every city council debating AV bans reads this piece.

Relegalize SROs. Relegalize single stair buildings to enable larger, family sized homes. Legalize townhomes everywhere. Legalize ADUs everywhere. Legalize apartment buildings in more places. Yes to all the homes.
