*residential* zoning should NOT discriminate between low and high density housing. It should only be about separating housing from pollution. Including car exhaust and micro particulates (looking directly at everyone putting apartments next to car sewers and patting their backs)

I'm fairly certain there are very few undocumented individuals in affordable rental properties. However, even if true, I'm not certain it’s necessarily relevant to where ICE decides to target.

My very under-informed, too-early guess is the pause on loans/grants won’t affect LIHTCs.

Sounds like tenant-based vouchers are excluded by its terms, and project-based usually are more protected from spending limits. Imagine the same is true for public housing.

HOME and CDBG are most at risk.

New analysis from the Affordable Housing Tax Credit Coalition shows LIHTC properties rent for 38% less than market rate (covers 80 metro areas). This data should be part of resolving any doubt about who benefits from the program, and how.

To put this LIHTC news in context: resources for affordable rental housing increased by 3.4% simply by the IRS issuing guidance. No vote necessary, it just happened, as it does every year (to varying degrees).

Another unique benefit of using the tax code.

Just was part of a discussion about an age-old concept: using federal resources to change local land use. Nothing has made a dent since Nixon told George Romney to drop it.

I had an idea of what might: more LIHTCs and/or private activity bond volume if the state preempts single family zoning. 1/2

While not my regular job, I occasionally do site or project inspections. Good to get out and see real estate (plus find local BBQ restaurants).

This week I got to see something neat: a 1968 vintage controller for an elevator. Apparently each knob/switch is for a particular function.

Suppose my first time being blocked means I’m starting to have the full Twitter replacement experience on here. (Happened after the interaction in the screenshots, saw it coming.) Disappointing though, for multiple reasons, including so far it seemed like a calmer level of discourse. Oh well.

While not the worst part of this new policy, the most infuriating is the notion that others besides state government should have acted by now.

California created and perpetuates the homeless crisis with its terrible policies. Simply pushing people around won’t help.

At a recent housing conference a panel of mayors agreed renters being seen as 2nd-class citizens is bad. I raised my hand to point out their own ordinances (single family zoning) codify such treatment. Complaining about a problem they’re causing.

Days later I’m still annoyed.

In new research at the Urban Institute, Corianne Scally & I document how the federal Low Income Housing Tax Credit program contributes to housing construction.

From 2000–19, we estimate that ~25% of apartments built nationwide were supported in part with LIHTC!
