land use isn't everything, especially with the intense constraints on what we can afford to build in north america. it's ok to compromise on walkshed if you make up for it with attractive surface transit, expanding the effective catchment area of the station and its rail service

I mean, a person in a catchment area pays towards local services based on their approximate standard of living/income (roughly translated from extremely outdated value of property). They could make it more precise by making it a local income tax, but that’s basically what it is.

They were both found within a couple weeks of each other, in the same shelter catchment area, with bad infections in the right eye. They both needed enucleations around a month old. They ended up going into the same foster and became bros. They were allegedly the same size & temperament for a while.

I don't know. I mean they have only a half dozen "first appointments" a year, and the catchment area is pretty big. If you go onto the Dorley target list, today, how many years will it take to get to you...? Could be worse than Sandyford. Except the criteria (gatekeeping) might keep the backlog low

We learned more in 1 hour from our neighbor than we would learn in a full year. His Solar layout is pristine, water catchment design is amazingly efficient, and he has even offered space in a 300 sq ft location. the building is designed like a castle complete with drawbridge.

I've now made my personal submission, and I'm calling for a minimum 800 metre catchment area around the light rail station to be rezoned up to RZ3-5, including at a minimum RZ5 along Northbourne/Federal and perpendicular to LR on Phillip Avenue.

I don’t have to go far for my bird photography fix at this time of year. There’s a stormwater catchment three minutes’ walk from my front door, and when the harakeke that surrounds it bursts into flower the tūī swarm all over it. 🪶🇳🇿
