Are you saying you doubt the correlation between supply and prevailing rents or just that there is a disconnect between market supply and lower income brackets?

Alden and Colburn suggest higher vacancy rates are correlated with lower rates of homelessness. What’s your take?

1. The latter, in that actors with monopoly control of desirable land are always gong to profit maximize 2. Dereg/upzoning actions hailed as unlocking supply and bringing rents down serve mainly to increase the price of land/development sites, bc capitalization

Also I am not against adding supply I just think there are better ways than knee-capping local officials. For every NIMBY council member there is one who leverage their power to get more affordability and insist on infrastructure to support new residents

Rents have not fallen in Austin for people in low income brackets. It is actually v hard to find a case where more supply, on its own, has moved the needle.
