That seems reasonable for Hyde Park. And, as much as I'm never living in a third floor walkup again, the $800/mo HOA fee is even more anathema to me.

While I have enjoyed the discourse, and have voted, I do wonder why this wasn't subject to the usual rule. ("If it qualifies for 2001, great - it is then ineligible for 2002. If it doesn't qualify, nominate it for 2002.")
