This site was rezoned for 37 units in November and now it's being flipped for another land assembly. Vancouver land inflation in action thanks to Vancouver city council planning policies. 🙄

Packed hall to hear speakers talk about the insane level of densification planned for the Jericho Lands as well as the Broadway Plan. Residents are concerned, but ABC just don’t care. There is only one solution. Remember to vote for a party who will do something about this.

First almost all candidates meeting in Point Grey tonight. ABC candidate missing because they have not declared yet. Interesting to see alliance on a number of issues from all candidates present. Consensus, in particular, on dissatisfaction with ABC. #vanpoli

The fact is, there was a loss of revenue associated with the closures. How you feel about the changes is another thing.

But I also feel that respecting the heritage and history of a neighbourhood is a good thing and not antithetical to allowing growth. Other cities protect their heritage architecture. We should too. It's a valuable part of the aesthetic of the city.

I don't agree. As an artist and designer, there are objective design guidelines which can be followed and still allow a massive range of styles and types, backward and forward looking.

I would allow developments like this one on w 12th anywhere too. One church replaced with 15 ground oriented homes would look good anywhere. Winner!

So here are replies to your 10, but I will come back with more. Some of your 10 are useful and I agree, but overall, not very much in terms of moving the needle on housing. 3 items have nothing to do with housing supply at all, so it's really 7. More to come from me.

Was it ABC's empty promises about gov efficiency, trying to shut down the integrity commissioner, shutter the Park Board, cruelty to our must vulnerable, evicting thousands of tenants, highest tax increases ever... Or just all of it?

I don't know what is so hard to understand about TEAM's policy details. They are crystal clear. You said TEAM's only policy is basement suites, so how about you start by confirming that that accusation is nonsense. Then we can go from there.

Denise Ryan of the @vancouversun.bsky.social has done a really nice spread about the film I am making and the tenants featured and how they feel about being evicted. I am pictured outside of a building in Kits which is in really great condition, but is slated for demolition under the Broadway Plan.

But loads of SFH on land way, way less than $6m. Why are you using that high number? How about this big west side house for $3.4m? Not suggesting it should be demolished, but many homes are far less than $6m.
