As a point of comparison to Seattle and the Bay Area, here is Metra Chicago, at about 60% pre-pandemic. Chicago is not tech job reliant, so downtown activity level is closer to 100%.

We even had cable television back then, but you had to push the button to change the channel. And high fidelity portable music was available to all.

With Embiid's hard time staying healthy and then you sign up 4 years of PG with this history... it makes you look like you just signed an older player who has a career .245 BA coming off one good year to a long term deal bars on the one outlier season.

The interesting thing is if Grimes threaten this they could agree to a four-year deal that escalates that would not push them over the second apron. I wonder if they want to commit to that 4yrs/89M in either structure.
