This bill, SB 840, just got its final concurrence from the senate.
Once the governor receives the engrossed text, he has 20 days to sign or veto the bill, if he does nothing then it becomes law. Law will take effect September 1st of this year!
Hard to really grasp how big this is.

The Texas legislature is currently about to pre-empt zoning for all commercial/office/retail land in cities >150k to legalize four-story apartments with no FAR cap. Last session, legislators wouldn’t even vote for ADUs!
