Building new homes typically doesn't happen in urban areas. STRs in suburbia are typically banned by neighborhood associations because they're disruptive and threaten the security of neighbors.

When a home in a residentially zoned 'hood is converted into a commercial hotel, that rooftop has been eliminated from housing stock. That is the very definition of, 'lack of supply.' There are 325 STRs in my hood in STL. I bet if they were for sale, there would be a bit of price suppression.
