I support Cardiff BTW, and this isn't a dig, merely my opinion. Welsh rugby has taken a nosedive, drastically, and that has been obvious to many people for a while. The success of the national team masked the issues at the regions.

Regional rugby, let alone be able to compete at international level. I compared the current Cardiff team against the 2018 team that won the 2nd tier European cup. A lot of today's team wouldn't get a look in.

There isn't an easy answer to this problem. Everyone has a different answer, and all regions and players will inevitably want what's best for them, understandably. I think what is clear, is that the current system is not fit for purpose. There are players who are just not good enough for

It's an absolute bin fire whichever way it goes. A lot of supporters, rightly or wrongly, became disenfranchised when the regions were set up, and even more so with the disbanded Warriors. Taking two regions away certainly risks alienating even more.

This is why both firms advised her to take specific tax advice though. Conveyancers for the most part will only able to advise on basic SDLT, with some add ons. Tax is a highly specialised area, and way outside of the scope of what is deemed standard conveyancing.

Yes, as most conveyancers will do. They will ask questions of the client to determine whether any other properties are owned and will then calculate SDLT using the online calculator. That isn't giving tax advice though.
