Seems like more cell manufacturing is coming online, though for the time being, probably yes. If they are constructed, they would have the capacity to meet current US demand. They even mention the wafer mfg further upstream is building up too.

Property tax growth has been well below market rate rent growth. In a supply constrained situation (which we are in), the vacancy rate has a much higher effect on rent than property tax. Aka, more housing = cheaper rent. Guess I don't blame you if you as a landlord want rents to stay high tho...

"Bleeding"? I rather think that housing prices falling due to large numbers of new inventory is a good thing. Since we are in the midst of a housing crisis and shortage. Perhaps people who want to live there can buy them instead of speculators who artificially inflate the prices
