Obviously, not everyone in the real estate industry is a saint, nor are they all sinners. It’s like most other professions. Some good, some bad. It’s up to us as consumers to do our homework and choose wisely.

The real estate industry as a whole does not hate an informed buyer. In California, a Natural Hazards Disclosure is a requirement of the contract, usually provided by the seller. Insurance is also a purchase requirement if a loan is involved and an optional contingency if no loan is involved.

You should always ask for a Natural Hazards Disclosure to be provided by the seller. They are usually inexpensive ( $100-$200) in relation to the home purchase. In California, it is required.
