I’m not sure I agree completely. Many places (eg SF/LA) where yield is too low to even match future rent increases from disposable income growth.

It has to be in part the future value of rezoning.

And is rebuilt as a $1m SFH. The problem is not so much the financialization.

I believe we’re in agreement on all this. I find myself leaning into the developer metric of “a market is in balance if the land is worth 25% of the build”. And in many places the land is zoned to make that impossible.
