True but not the whole story. In my city the expensive areas lack inventory. But, there are whole blocks and BLOCKS of vacant houses. They are, of course, in low income, high crime areas.
(But that’s a different issue to fix.) populations shift around.

One of my favorite older relatives had this happen.

She was named Regina, but apparently as a baby/toddler babbled incessantly. So she earned the name Polly (after “Polly want a cracker?”)

Til the day she died she was Polly.

(And despite the silly nickname she accomplished many great things.)
