IMO, they are transparently trying to use the absurd tariff threats to gain perceived leverage over Mexico/Canada/China, which is why there is a) clearly internal intent to do something much less drastic but also b) such an intense reaction from Trump every time its suggested they aren't serious.

How much of this is just homeownership rate * housing prices vs. any sort of true indicator of liquid net worth?

Return on equity is generally not a very useful metric for evaluating corporate performance across different types of companies like this.
