Also, read a history book from time to time! There have always been people who viewed philanthropy skeptically. Some towns way back in the day even refused Carnegie money to build *libraries*!

Mainly that DC can't build in the "riparian" area, the red striped area on this map. And 30% of the land has to be recreation or green space, but the old designs would probably have met that requirement.

The plans for Reservation 13, right across the street, allow for relatively dense development. I would assume RFK follows similar zoning (lower density residential on the west building up as you go east).

A good post. As it says, way back in 2016, DC drew up plans for what a redeveloped RFK would look like, with/without a football stadium. These plans are very dead since they don't meet the new federal requirements for the site, but you can see what the thinking was at the time.

It's something I looked at a month or two ago. The ACS data implies we added ~50k units since 2018, when obviously our population is smaller now. If that was true, rents should be cratering.

Instead, digging deeper it looks like we've just shifted to smaller units/households.
