Agreed. My only issue in IT is a "forced" sale of a property when it's inherited. CGT is indeed messy but I guess my thinking is that upgrading house should only be possible via earned income rather than value increase of property. Unless it's improvements as you say, then it gets difficult.

I should have clarified, profit on something you paid for. If it's inherited property then the whole property value should be taxed on sale.

Oh I 100% agree that on sale it should be taxed & highly, I was referring to having to sell property to pay for the tax on it. Keeping the property can be for sentimentality or housing security, but it should not acrue value or be viable for high rents. Any profit from sale should be taxed heavily.

I agree in principle but not completely: yes to high IT on all wealth *except* property. However, property shouldn't be as valuable as it is. We need to make property a poor investment (rent caps, taxing empty houses etc) then houses can be inherited on without unreasonable wealth build-up.
