This paper is an attempt to situate those surprises within a properly intersectional framework. To do so, it foregrounds women of color multifamily property managers and the renters of color with whom they intersected.

The surprises from the extensive ethnographic and in-depth interview data I collected in Albuquerque, NM and Fayetteville-Lumberton, NC were many.

I began this project 7 years ago, in many ways out of frustration or dissatisfaction with the prevailing landlord/renter literature. I wanted to push the study of rental housing to consider *the most common* type of intermediary renters interact with: property managers.
