2/3 of the city is NR (max = triple decker). IZ kicks in at 4 units, and is 20%. Also, the first unit is set at a deeply affordable rate / the highest subsidy, so my understanding is you want to encourage ~10 units to get appreciable development.

Also true! I think AHMA is working on single-stair, but that's a state level thing.

Per Chris's hyper-local focus, Somerville can raise taxes and build our own social housing... But that's tough because of prop 2.5.

Or, we can change our zoning to encourage apartments

Necessary but insufficient is totally right.
I'd love to see Somerville figure out how to get more development that triggers inclusionary zoning. Building subsidized housing is expensive, and our 20% IZ seems like our most available tool for getting it

For anyone looking for tips: Masienda's masa tastes 10% better than grocery store masa, but I find it to be twice as hard to work with.
For trouble with sticking: use hot water, aim for a slightly dryer dough, and let it rest before pressing
