If you travel a lot you'll find every city you go to always has available housing but homeless people still exist as well as people who live with family and friends because it's too expensive otherwise.
And your eggs example doesn't make sense when the market knows housing is a necessity like health

The population of Phoenix Arizona is almost 1.7 million and yet the number of total available units are over 2 million and yet there are still homeless people and people forced to live in low income areas AND this is a state know for its cheap real estate

Another example of this is Healthcare although there are many different insurance companies there is 1 big corporate entity which manages most of the larger ones

A monopoly doesn't always mean 1 big company but a collection of smaller companies run and managed by a larger one check NYC for example.
There is a reason hundreds of rooms on several buildings are vacant and yet rent on the advertised units are around 2k for 1 room if your lucky

The reason homeless people stay homeless for an extremely long time is because.
1. The expenses of getting a home for the first month is 3x the rent itself.
2. Affordable housing is not even close to being enough as there are several demographics that apply
3. Shelters aren't always prioritized 100%

What I'm getting at is in a society we're very few corporate entities control most basic needs in several places aka we all know it's a monopoly then it's extremely unlikely prices will fall.
The only time prices fall is when competition threatens demand for specific companies.

People are going homeless because they can't afford rent not because they can't find housing and in a society we're real-estate.
Even of you could find something all it takes for many people is 1 misses paycheck or cut hours to suddenly be homeless again.
Most people don't get paid 20+ an hour.

Doesn't mean they have to start at that price like fr apart of the US housing crisis has nothing to do with a lack of housing but a lack of affordable housing that still hasn't stopped landlords from artificially inflating rent prices at it has been what at least 15 years and prices still rising

No but a sustainable economy isn't built off of unaffordable housing a sustainable economy is built off of rewarding work that pays off not just in the short term.
It's about balance giving too much freedom to corporations gets us into the situation America is in today.

But building too many houses at a unaffordable price will have the same effect since not many people will be able to live there
I believe a percentage of housing made should still be affordable otherwise your going to end up with a lot more homeless people in tha area.

The value of a property is not just determined by the property itself but by also neiboring factors like sights, safety, nearby facilities and the value or nearby property this is how companies are able to artificially increase rent without doing much improvements on existing properties

Because it increases the value of the overall areas properties which naturally increases rent.
Like for example let's say you have a neiborhood were the average rent is 900 and a company comes in and builds houses and on top of those houses that have 1300 rent now the whole neiborhood costs go up.

I personally think it's not enough to just make it easier to build housing because that could open the door to corporate real-estate to build houses way out of affordability range driving out the locals instead I think the state itself should be responsible for ensuring that its affordable and easy.
