Which, the government could subsidize to keep the rates down on the 50-year, but they could also just do that on a 30-year to the same effect. There is no real benefit to the consumer

Based on monthly payment, this would extend your home buying power by only about 13.8%.

A lower interest rate of 4.83% instead of 6% would have the same impact.

For the record, I think this is a bad idea. I just wanted to quantify the impact
