It is an important distinction though. Each year govt entities do an appraisal of the properties in the area. Then then the property amounts are used to divide the levy into individual pieces based on their value as determined by the appraisal.

It often is the case that new development allows a city (or other entity) to increase the budget with increased value of the new property - the new value will keep other property tax lower. And if the levy stays flat, some properties would pay less. This is very simplified, very complicated IRL

One small comment - New development does not create new tax revenue. It creates *tax capacity*.

Cities create a levy - how much money the need from taxpayers for a given budget year. The values of the all the properties in the city are used to define how much of the levy they are required to pay.

I don’t disagree, and that was not the point of my post. It is abundantly clear that community events (I.e. Taylor Swift show, Mn Yacht Club, other concerts, etc) are not taken into account when planning maintenance and last trains of the night. No customer focus whatsoever in short term at least)

Also guessing that the twin cities events calendar was somehow ignored when planning these upgrades. Hot take: Met Council is not interested in transportation as much as project building.

No - sorry - North Memorial. I am pretty sure they operate those businesses separately. So MG money can’t bail out North ( if I am correct, I may be misremembering). Also, MG was a joint venture for awhile, which likely complicates everything

Possibly, but honestly if they lose enormous chunk of financing what do they? Just run a deficit? Who doesn’t get paid? Vendors, nurses, docs? It is not a simple answer for sure.

A *huge* portion of their revenue is from Medicaid and Medicare. I do t believe they can survive without something g happening. That would put enormous pressure on HCMC, the next closest Level 1 trauma center.

Something to keep on the radar, and might be coming sooner rather than later, North Memorial has repeatedly warned that they could close if the funding issues aren’t figured out. That was last year before all the federal slashing - the sooner part is due to federal stuff

I have reduced my collection to hard cover books that meant something to me in the past, I love the look of them on the bookshelf (plus "classing up" my humble home), and just remembering the stories and memories of reading them!
