The simple answer is peg house prices to inflation. A house should be a home not an investment, and land value should be based on local agricultural prices. Getting planning permission on your field shouldn’t quadruple the value.

The system needs an overhaul not tinkering around the edges, and it’s not difficult. 1. Searches should be available on a national website. 2. Survey available at point of listing inc valuation. 3. Rightmoves monopoly needs broken up. 4. Stop blaming agents. 5. Train more conveyancers. Simple.
