I've found separate living arrangements to be very beneficial. A bit more than FWB but a similar dynamic.

It removes all the stuff that kills romance (and women), housework, admin etc. it's my house, I have to do it.

When my friend visirs it's just about getting together, even just to watch telly.

Not to defend her, but I sometimes need to be reminded I have kids.
