Functionally 1100-1200 SF. The stair eats a ton of space, plus condos measure sellable footage to the outside of perimeter walls (and you get some party wall in there for good measure)

Nice building footprint and exposures, but these layouts are rough! Bathrooms/bedrooms entered directly from living room, strip kitchens with like 8’ of space in front of them…how do you furnish this? A hard sell for US living I think

Stairs take up a lot of space in this small of a SF, why make it a townhouse? A simplex apartment layout at 1,050 SF would easily yield 2BR/2BA (or a nicer living room!)
