I have two things to say about this. I'm sure some of these purchases were due to the fact that foreign buyers are banned in Canada. That said, I'm surprised the second most active buyers were Canadians.

The most ridiculous thing I heard last week was Vancouver Councillor Brian Montague telling @cbcstephenquinn.bsky.social how the city was going to keep taxes low by making $$$ developing rental housing on lands in Property Endowment Fund. Trust me. Quinn will be a grandfather before any $$$ come in!

As CMHC's former program director of social housing, I spent a lot of time studying research related to project size. The research convinced me that smaller projects were preferable. For supportive hsg & coops, not more than 60 units. 7th/Fir is a success because of scale and social mix. This is 62

A report from my sister who attended Carney's late night evet in Victoria. Hard to believe he'd want to be there when he could be sleeping at home on election eve, but perhaps that's a testament to who he has become over the past five weeks.

Housing promises? Libs & PCs promising to remove GST on new homes. Libs helping only first-time buyers with homes up to $1M. PCs helping anyone with dwellings up to $1.3M including second homes, investments, cottages! Now why are they doing that? @cbcstephenquinn.bsky.social @cwhitzman.bsky.social

Housing costs in Vancouver are higher than in most other parts of Canada. These are costs per sq.ft. for above ground excluding parking in Vancouver, Edmonton, and Calgary. Source Altus 2025 Cost Guide

Listening to @cbcstephenquinn.bsky.social discussing housing affordability @cwhitzman.bsky.social. I agree with what she said but there's much she didn't say. In 70's governments funded growth through taxes. Today we expect THOSE WHO DON'T HAVE HOMES to fund growth through DCLs, CACs, muni fees!

Builders beware! If you develop a small-scale multi-unit housing project and a unit remains unsold & vacant for 6+ months in a calendar year you are subject to the provincial SVT. If the project is in Vancouver you're also subject to the EHT! Only if 5 or more units-no tax! @ravikahlon.bsky.social
