Didn't you write an article(s?) saying that student housing was important and that municipalities were blocking or not allowing enough? If I was a local government, wouldn't it make sense to point to your work and ask the provincial government for those units to count towards the BFF funding?

With some rattlecan primers (vallejo) they can act funny and not want to stick. A quick coat of matt varnish or a citadel paint fixes that generally.

And if on a wet pallet, I find they work better with just a damp sponge, no standing water in the pallet.

I think that was the intended hope of the CAC replacement legislation done in BC, remove the perverse incentive for spot zoning caused by CAC negotiations and allow pre-zoning.

Yeah - one of the arguments against tax breaks or other funding for developers in BC is what is the point if its just going to be scooped by Vancouver during CAC negotiations. Might as well transfer the money directly to them.

BC has its rental tenure only zoning, but as far as I am aware, local governments pretty much refused to use it.

Has anyone done any research on how to ensure MURB style tax benefits don't just result in increased land prices? I'm only aware of one paper from a very long time ago (open.library.ubc.ca/soa/cIRcle/c...)
