Doesn't match my experience in Plano, although I usually enjoy riding the trails and backstreets. How do you typically cross 75? Park and 15th are both listed as sharrow streets on but I think they're both 3 lane 40 mph roads.

This whole area feels so weird. I just assume it’s a disconnect between Txdot building the bridges and the city building the roads. There are so many random little pieces finished on riverfront, mixed with sections that don’t even have a sidewalk

In Texas we structure property taxes to go lower after 65. I doubt it has a large effect. Texas already has property taxes high enough to encourage downsizing and I've met very wealthy people who downsized to apartments because they couldn't stomach the 50k+ property tax bill each year.
