Points to how important dealing with condo defect litigation is. The study was based on a 512 unit condo building in Honolulu, where Hawaii's right to repair & mandatory mediation policies allow condos to be 40% of apartment units.

Also, pointing to the research from Eriksen & Orlando (2021) that the cost of extra height is nonlinear & tends to happen at different break points when construction material & building code ramps up requirements. So, allowing single stair to reach the height before highrise codes kicks-in, is good.

I've referred to it as missing tall housing, which is how I would categorize DC's NoMa development & Bethesda development. Trying to categorize the development between midrise and skyscrapers.

$835 million we can figure some heating system so the pool is usable most of the year. Covered/operable play area that changes setup based on the season - water in summer, ice skating/hockey winter, inflatable field day courses during spring

Also, the hotel had the quirky Chicago building code aspect with the attached exterior staircase. But it was locked and only supposed to be used for emergencies. So, the building was essentially a 17 story single-stair building

Stayed in a 17 story hotel in Chicago that had two 2000 lb capacity elevators, which is around the same size as typical elevators in Europe.
(For comparison 3500 lb is typical capacity in the US)

Even without kids I enjoyed walking around to many of the urban parks/playgrounds.

Seabus to North Van to visit whatever they have setup at the shipyards I'd recommend.
Rainbow Park & Emery Barnes Park are other options.

Also a little bike ride to Kitsilano Beach & Pool is nice

The mailer lies because "low-income" has a broader definition than just 30% AMI.

But is it really a "terrible use of public dollars" for 85% of social housing set aside for households making 60-100% AMI, when that's ~37% of households in the city?

One of my favorite floor plans is the 5 unit layout of the proposed red building (also first seen from a Michael post).

Considered it in other drafts. Ended up prioritizing aligning allowed heights with typical Seattle zones and general construction methods. Definitely worth a future look

Last but not least, & coinciding with propsed state bills, we got to right-size our elevators to expand accessibility and desirability in our multifamily housing. Bloated, expensive elevators means a new generation of middle housing & small apartments won't be as accessible as they could be.

Even without single-stair. We can make our tall housing more thin, compact, and feasible while also having two stairs. I mean Canada's been allowing scissor stairs and building highrises for decades now. We don't have to mandate large footprint buildings to build tall

This irregular/small lot, thin family sized 15-plex shouldn't be left out of our housing mix in a city as wealthy as Seattle.

8 story single-stair buildings would put seattle in lock step with other Anglo countries Australia & New Zealand. It also aligns with common construction methods used in the city for our tallest midrise structures.

I think this is a common but incomplete takeaway from this graph & the author's research. As Anthony Orlando shared on the Housing Voice Podcast, many of the highest demand cities are actually reducing the amount units that could be built by limiting/misaligning height limits
