Also, I'm in my 60s, native Californian, paid 50% of my takehome for most of my renting life. Couldn't afford to buy until my 40s, then couldn't afford to live in what I'd bought for another 10 years. The struggle didn't inspire me to move to Houston.

Fewer people want to live in Houston! The tax structures differ. Job access differs. So many other variables.
The PEW article states:
"A 10% increase in a ZIP code’s housing supply means average rents grew by 1.4% less than they did in a ZIP code with no supply growth."
Pretty unimpressive.

Can you answer why this would be true:
"...rents increased by 49% in U.S. metro areas from October 2017 to October 2024."

This is landlord greed, not population increase. I do favor zoning to accommodate public housing and 100% affordable housing, the definition of which is 'middle income'.

Clever comeback, but not a response to what I was saying. The Weiner laws impose overlays that bear no reference to communities. New apartments are delivering $ for developers, not fair housing. I'm an advocate for integrated public housing. Massive complexes that rent at $2500 per bdrm aren't it.

Thank you for posting this. These discoveries were absolutely thrilling to people who are interested in plants. They foreshadowed so much more research into plant dynamics and decisionmaking.
